  • Grace Oyebunmi Oyesoro听is Head of Operations at Quintain Living, overseeing the operation of 3,565 homes across eight build-to-rent (BtR) developments at Wembley Park. With over 12 years of experience, she leads the team dedicated to delivering a great customer experience, retention, and financial performance. Prior to joining Quintain Living, Grace held various leadership positions within the residential and commercial property management sectors.

She is especially committed to improving equality, diversity and inclusion within BtR serving as a member of the ARL’s EDI committee, as well as the Ops committee.   • Brendan Geraghty, CEO of the 黑料专区 (ARL), is a leading strategist in the UK鈥檚 rental living sector. With expertise in Build to Rent (BTR), ESG, and EDI, he champions a 鈥渂rand before building鈥 approach. Brendan played a key role in launching the UK鈥檚 first BTR Code of Practice in 2024. Previously, he held senior roles at Centred Architecture, Optim, and Geraghty Taylor Architects. Since 2022, he has led ARL鈥檚 rebrand and expansion, fostering industry collaborations and delivering key events, including the ARL BTR Conference and Awards, BTR Expo, and thought leadership initiatives on Net Zero Carbon.

  • Stacey Patten is the Head of Residential Investments, Europe at Invesco Real Estate (IRE), where she leads the strategic direction and growth of IRE鈥檚 European residential platform.听 In this role, Stacey is responsible for the performance of a 鈧3.0 billion+ residential portfolio and identifying new market opportunities across Europe.

    Stacey brings a decade of investment experience, having launched her career in 2014 and joining Invesco Real Estate in 2019. Prior to relocating to London in 2022, she oversaw a $1.6 billion+ portfolio of residential assets in the United States, with assets concentrated in the San Francisco Bay Area and Pacific Northwest. The portfolio was comprised of over 3,400 units and 50,000 square feet of commercial space. 听听Additionally, Stacey served as the National Co-Head of Invesco Real Estate鈥檚 Associate Training Program, where she was instrumental in onboarding and developing the next generation of investment professionals.

    Before joining Invesco, Stacey held key roles at PGIM Real Estate, where she managed a $2.0 billion+ multifamily portfolio spanning diverse risk profiles and deal structures across the United States.听 She also spent several years working on PGIM Real Estate鈥檚 Acquisitions team, underwriting $3.5 billion+ of multifamily, office, industrial, retail, hotel, student housing, and mixed-use transactions.

    Stacey earned a Bachelor of Science in Business Administration with honors from the University of California, Berkeley. During her time at UC Berkeley, she served as President of the Haas School of Business Association, the student government for over 700 undergraduate business majors. 听She is an active leader in the industry, currently serving on the British Property Foundation鈥檚 (BPF) Build-to-Rent Committee and the 黑料专区鈥檚 (ARL) Investor & Lender Committee.听 Stacey is also a member of the Urban Land Institute (ULI) and previously served on the Board of Directors for Berkeley鈥檚 Real Estate Alumni Association (BREAA) and NAIOP鈥檚 Developing Leaders Committee.

  • Iain Murray spearheads Bidwells鈥 Operational Living department across PBSA, Co-living, Build to Rent, Later Living and Retirement.

    Iain is considered a veteran of the living sector adding his current role at Bidwells to his 38-year career. The past projects on his CV are considerable, over 拢8bn of schools and hospitals in the PPP market as a Partner at G&T, the Estates Rationalisation Project for HMNB Clyde (Faslane & Coulport), over 50 care homes both developed and operated, and a strong background in FM including a term as Chair of the Professional Institute for FM the now IWFM and Deputy Chair of Global FM.

    Iain entered the rental living sector over a decade ago founding LIV Consult alongside Graham Bates and the LIV Group before selling the business to Cortland in 2019. Bidwells acquired the Operational Consultancy Team in April this year. The team are known for their knowledge leadership in operational living and Iain is recognised as a subject leader and an accomplished speaker in the industry.   • Stephanie Smith joined Muse in 2025 and is focused on amplifying the impact and accelerating the delivery of new homes across the UK. She supports each of Muse鈥檚 regional offices and works closely with local teams and public sector partners.

    With over two decades of experience in the residential and mixed-use sector, Stephanie has built her career across the UK, European, and US markets. Prior to joining Muse, she was:

    • Head of Group Strategy at APO Group, where she provided strategic advice for residential assets, including guidance on investments and acquisitions, and supported the design process with a strong focus on ESG and social impact.

Rebecca Taylor is the Managing Director of Long Harbour鈥檚 Multifamily business overseeing investment, development, operations and the senior leadership team. Since joining Long Harbour in 2015, Rebecca has deployed over 拢1bn of equity and leads on the LHMF JV which is a 拢1.5bn partnership with PSP Investments and OTPP.

Rebecca has over 18 years鈥 experience in development and investment having worked in projects in Australia, UK, Ireland and UAE. Prior to joining Long Harbour, Rebecca spent eight years at Laing O鈥橰ourke working in their property and investment team, projects included their offsite housing solution and a number of PFI/PPP deals. She holds an undergraduate degree in Nuclear Medicine from the University of Sydney and a Masters in Property Investment. She is the Chair of the BPF BTR Committee, is the Co-Chair of the UKAA Midlands Hub.

Josie Baum holds a BA in Land Economy from Cambridge University and MSc in Urban Planning from Columbia University in New York. This, combined with experience at the Urban Land Institute and as a consultant to FTSE 100 companies, established her passion and expertise in building new commercial models for our built environment to tackle social issues in the heart of our neighbourhoods. Josie co-founded ARC Club as the first retail workspace brand to supercharge under-used ground floors in residential assets for investors, residents and whole communities. Josie leads on the new Club pipeline and strategy for ARC Club.

Merilee Karr is the CEO and Founder of UnderTheDoormat Group 鈥 an award-winning prop-tech company, recognised by JP Morgan as one of the top Female Powered Businesses in the UK. 听

UnderTheDoormat Group has three pillars. TrustedStays, an industry platform for accredited flexible and short-term accommodation with unique access to corporate bookings via the GDS.听 Hospiria, an integrated SaaS technology that simplifies distribution and operations of short-term rentals and, Veeve a 鈥渄istributed hotel鈥, offering an end-to-end service for professionally managed flexible rentals.听

As the elected Chair for the UK industry body, the Short-Term Accommodation Association (STAA) she regularly speaks on behalf of the sector with UK and EU government.听 She is an industry spokesperson on the BBC, Sky News, the Times, Guardian, Which?, Huffington Post and Skift. She sits on the Global Advisory Council for Expedia Group and has received awards from Estates Gazette, European Builtworld and Travolution.

Alastair Mullens joined CWG in 2018 to establish the group鈥檚 Build-to-Rent platform, Vertus. He now oversees all the residential functions at Canary Wharf. This includes, Vertus鈥檚 day-to day activities, the groups residential leasehold management arm, Canary Wharf Residential Management Limited and the residential sales function.

Prior to this he spent nine years with Hamptons International & Countrywide Group based in London and Hong Kong, working across residential management, leasing, and development. In his final role at Countrywide as National Director of Corporate PRS & BTR, he oversaw the successful delivery of the group鈥檚 operational management platform which included the delivery of The Cargo Building, Liverpool and Pomona Wharf, Manchester.

Dr. Catalina Ionita is a Senior Architect at Chapman Taylor with over 11 years of experience specialising in residential and mixed-use large-scale developments across the UK and internationally. Her work is driven by a strong passion for placemaking and creating vibrant, sustainable communities in urban settings.

Catalina has extensive expertise across all project stages, from initial concept design to construction delivery, and her portfolio spans diverse project types, including large-scale residential developments, masterplans, office buildings, and listed building restorations.

In addition to her professional role, Catalina serves as a Women in Property North West committee member, where she holds a strategic position as Inclusion Champion, advocating for equity, diversity, and inclusion in the industry. She also shares her expertise with future architects and urban designers as a lecturer for the Master of Architecture and Urban Design program at the Manchester School of Architecture.听

In 2024, Catalina completed a PhD in Urban Activation and Placemaking at Sheffield Hallam University, further cementing her academic and professional focus on creating inclusive and engaging spaces.听

John Badman is a Residential Leader for Gensler鈥檚 Europe region, who is driven by a passion for making the home an integrated part of wider mixed-use neighbourhoods throughout our towns and cities. With over 20 years of experience designing thousands of homes across the U.K. and Europe, John strives to enhance the inherent value and rich experience of living spaces and infuse them with the latest residential design trends, recognising their place within our lifestyle ecosystems. John鈥檚 expertise as both an architect and designer centres on crafting captivating narratives within spaces and places, helping him to deliver tangible value to clients and end-users in our rapidly evolving world. He is an industry leader in the Build-to-Rent sector, and is actively engaged in various committees, forums, and insight groups, frequently sharing his insights as a recognised expert at conferences and seminars.

In Richard Grocott’s role as Acquisitions Manager in the Investment team at Grainger plc, he sources new investment opportunities across the UK market. Additionally, within the Corporate Affairs team, he leads Grainger’s Public Affairs strategy, managing the company’s response to Central and Local Government initiatives, including the Renters Rights Bill and PRS Licensing.

Prior to joining Grainger in 2022, Richard gained valuable experience from his previous position in planning and development consultancy. His property career was preceded by four years in Westminster as a parliamentary aide, where he developed expertise in policy response across numerous significant issues, including: Hydraulic Fracturing, Local Government affairs, Housing development and Local Plans.

This diverse background equips Richard with a comprehensive understanding of both property investment and public policy landscapes, enabling him to effectively navigate Grainger’s strategic priorities.鈥

Lauren Fraser specialises in property related disputes with a focus on commercial and residential landlord and tenant issues and leasehold enfranchisement.

Lauren鈥檚 practice includes all aspects of residential property disputes with particular expertise in leasehold enfranchisement, acting for one of the largest London estates as well as other landlords and leaseholders. Lauren also advises landlords and management companies in relation to service charges disputes, breaches of the lease and other management issues.

Lauren also has extensive commercial experience in opposed and unopposed lease renewals under the Landlord and Tenant Act 1954, dilapidations and other issues arising from disrepair, forfeiture and break notices.

Yetunde Dania qualified as a solicitor in 1996, became a partner in 2005, and joined Trowers & Hamlins in 2011 to help establish the firm鈥檚 Birmingham office. She has held the position of Head of Office, Birmingham since January 2020.

She is a respected leader and highly experienced Property Disputes litigator known for her strategic approach, client-focused advice, and commitment to excellence.听 A highly experienced Property Disputes litigator, Yetunde leads Trowers & Hamlins鈥 specialist team advising and representing private and social housing landlords in relation to all issues and disputes with their tenants, regardless of the nature of the contract governing their occupancy. Yetunde is ranked in Band 1 by Chambers & Partners for Social Housing and she is recognized as a leading partner in Legal 500.

Between 2020 and 2023, Yetunde was a member of the British Property Federation (BPF) Tenure Reform Working Party, which developed the BPF鈥檚 position on tenancy reform. The Working Party published a position paper and responded to the Government鈥檚 White Paper following its commitment to introduce the Renters Reform Bill (now the Renters鈥 Rights Bill) – Yetunde鈥檚 particular focus was on the abolition of Section 21.

Bela Zavery has over twenty years鈥 experience in leading on high-value and complex development projects with an emphasis on the Build To Rent sector and Urban Regeneration.

Tim Spencer is the head of planning at Pegasus Homes, a developer and operator of specialist retirement accommodation. Pegasus Homes has been developing and operating retirement housing for over 30 years, with some 40 developments and 1,500 homes nationwide. Five years ago, Pegasus began offering rental options within their communities, moving ahead, future developments will be focussed on the rental market.

Tim is a chartered member of the Royal Town Planning Institute with a career spanning over two decades and a particular focus on the Later Living sector. Tim has advised on some of the largest Later Living developments in the UK and has appeared as an expert witness at several planning inquiries.

Emma Vigus has 25+ years in business development and leadership. Laura-Jayne (LJ) Canneman is the Director of Operations at OUTPOST. LJ has extensive experience delivering operational real estate in the PBSA, BTR, and Co-Living sectors. Formerly of Greystar, LJ holds responsibility for +3,000 units across multiple portfolios, and also leads on pre-development services, including design, fit-out, mobilisation, and lease-up, for leading Investment Funds.

Dheraen Quick is passionate about the BTR industry having worked in multiple roles in the London market over the last 8 years for various operators. Having carried out two stand alone site mobilisations and successful launches into lease up phase initially and then most recently completing the phased mobilisation of Coppermaker Square on behalf of URW, PSP and Quadreal, which in itself was essentially 7 mobilisations with a total of 1225 Units and a broad Amenity offering including a wellness centre, swimming pool and even a Pet Spa! Dheraen has a broad understanding of the mobilisation process from having worked with a range of industry operators, working on a third party management basis. Dheraen also has a broad understanding of the day to day operational requirements within the industry ranging from smaller scale amenity light developments through to high end premium offerings such as Coppermaker Square. Working with the developers, asset managers, designers and the wide range of stakeholders involved in the BTR landscape, Dheraen has a lot of experience to share on this topic along with the other panellists.

Robert Tunningley is a transactional construction lawyer acting for developers, funders, contractors and consultants on a wide range of developments, from fit-out and residential conversion contracts to high value redevelopment projects. Carlotta Payne began her career in fashion marketing, where she developed a strong eye for brand, design, and storytelling. Her growing interest in the built environment and how people experience spaces inspired her transition into property marketing.

She joined Native in 2023 as a Senior Marketing Executive, before moving to Centrick in 2025 as Marketing Manager.

Today, Carlotta specialises in branding and marketing for Build to Rent (BTR) and the wider rental market鈥攃reating, shaping, and launching distinctive content and campaigns.

With a BA in Fashion Communication & Promotion, she combines creativity with strategy, driven by a passion for building campaigns that connect people to places and deliver meaningful impact.

Lesley Roberts is Director of BTR Operations at Related Argent, where she is responsible for enhancing the company鈥檚 build-to-rent offering and elevating the resident experience as the BTR portfolio expands.

With over 20 years鈥 experience, Lesley has a strong track record driving efficiency and innovation in the build-to-rent sector and building sector leading operational platforms. 听

Prior to joining Related Argent, Lesley worked with one of the largest north American PE Funds on acquisition, development and delivery of national BTR portfolio. Lesley served as a Partner at Allsop LLP and CEO of Allsop Letting and Management, advising developers and institutional investors on design, build and operation of large-scale BTR portfolios. Lesley has played a pivotal role in shaping the BTR sector in the UK during her tenure as Chair of 黑料专区, the recognised membership body for the industry.

Queen Ng鈥檞ananogu is a people-first leader with over 17 years of experience in residential living, operations, 听asset management and community building. Now General Manager at Dandi Brondesbury, she leads a vibrant community where service isn鈥檛 just delivered, it鈥檚 felt.

Having worked her way up through the industry, Queen brings real, lived experience to leadership. From the frontline to senior roles, she鈥檚 built her career on showing up, learning fast and raising the standard. Her hands-on approach, strategic mindset and commitment to excellence have earned her multiple customer service awards and a reputation for getting things done with heart.

Beyond operations, Queen is passionate about helping others rise too. Through 1:1 coaching and mindset training, she empowers women and ambitious professionals to stop playing small, own their power and lead boldly, no matter their title.

George Pearce is a Chartered Surveyor and consultant at Inside the Box Advisory. He advises asset owners on the practical implementation of Building Safety Act (BSA) and Landlord & Tenant Act requirements. He supports landlords, investors and operators in embedding robust safety management processes that ensure compliance with the BSA while aligning with commercial and asset performance goals.

George also advises on the design and management of residential assets, optimising buildings for long-term resilience. George enjoys the challenge of setting up residential assets for success in a complex legislative environment and is committed to drawing on insights from each project to deliver lasting value for his clients.

Niamh Waldron is Social Impact & Sustainability Director with Sigma Capital Group, a leading provider of institutionally invested build-to-rent (BTR) housing. She joined Sigma in 2020 after more than 30 years in education with experience in management and leadership roles. As Social Impact & Sustainability Director she prioritises people and the communities as the central focus for all engagement, partnerships, and activities. She is passionate about making a real and lasting impact, and believes strongly that people are the key to achieving all Social Impact & Sustainability goals present and future.


Alex Gooch has worked across more than 200 developments and 40+ brands in the Build to Rent sector alone over the past six years, giving a unique perspective on how the industry has evolved and how different operators prioritise supplier relationships. My career has focused on supporting operators and developers in creating communities that thrive, while ensuring supply chains deliver long-term value rather than just short-term fixes to problems.

I play a key role in shaping partnerships with some of the UK鈥檚 leading residential operators. Passionate about showing how strong supplier relationships can reduce void periods, improve resident experience and drive operational efficiency at scale.

Piers Du Boulay serves as Head of Leasing at Birchgrove with over a decade of experience in leasing and leadership. He leads leasing operations across eight neighbourhoods, driving performance through data-driven insights and a prospect-centred approach. Passionate about empowering teams and leveraging technology, he focuses on streamlining processes, enhancing sales journeys, and fostering sustainable growth that supports Birchgrove鈥檚 innovative vision for later living.

Kevin Watson is Operations & Commercial Director at PLATFORM_, the award-winning BTR investor, developer, operator, and asset manager. PLATFORM_ launched their first BTR scheme in 2016 and now operates in England, Wales and Scotland, with a delivered portfolio and pipeline of over 4,000 apartments. Kevin is an active member of the ARL, and was Chair of the Operators Committee from 2019 to 2023. Prior to joining the BTR sector, Kevin had various senior roles at Virgin Media, and was a Strategy Consultant at L.E.K.. He holds a degree in Economics & Management from the University of Oxford.
