Build to Rent Alliance Code of Practice

To reinforce the position of the Build To Rent (BTR) sector as being the rental destination of choice for consumers, the Build to Rent Alliance (BTRA), formed in 2025 between the ºÚÁÏרÇø (ARL) and Real Estate:UK (RE:UK) has developed a ground-breaking Code of Practice for the sector.

Launched at UKREiiF 2026, the Code for England and Wales, an industry first, follows nearly four-years of development, initially led by the ARL, with key industry participants, relevant stakeholders and residents, to produce a comprehensive framework for industry compliance.

It will continue to be developed and refined during 2026 through further consultation and testing, ahead of formally coming into force.

Ìý

The Code’s purpose is to provide residents within BTR communities with a clear, verifiable standard of accommodation, amenity provision and lifestyle experience significantly above the statutory minimum. This will ensure that those living within the BTR sector are living in the most rigorously accountable homes and communities within the private rented sector.

For operators, investors, regulators and key stakeholders, the Code will ensure that they each have confidence in the sector’s ability to deliver high standards, self-regulate and hold itself to account in an effective, transparent and self-improving manner. This is critical in seeking to differentiate BTR from the wider PRS in terms of its ability to be scrutinised and be measured to drive an improvement in standards.

The Code establishes a voluntary framework that enables operators, owners, and residents to engage effectively and fairly, and sets a new benchmark for service, quality, sustainability, security, and good governance. It has already received expressions of support from 30+ sector-leading firms, reflecting an endorsement of the benchmarks and principles of the Code as stands.

Formal signatory status will apply once the full and final operational Code goes live following development of the verification process in 2026.

Designed for government, local authorities, planning committees, investors,Ìý developers, consumers, residents, media, policy researchers and the BTR sector itself, the Guide provides clear explanation of what the rental living sector, including Build to Rent is, who is it for, characteristics of the different typologies, how it differs from the PRS and how it can play a role in addressing the housing crisis.

The BTR Glossary

The BTR Glossary is an ARL-led initiative to deliver agreed terminology for the Build to Rent (BTR) sector.


The BTR Glossary offers sector standard definitions, enabling the sector to speak one common BTR language internally and externally, and to ensure data benchmarking can be undertaken accurately.


Covering all terminology relevant to BTR, from Absorption Rate to Yield on Cost, the BTR Glossary is an indispensable reference tool for all those operating within the sector, as well as for communicating to others about BTR. 


The BTR Glossary has been rigorously researched and discussed by the ARL with members, sector specialists and key industry partners including the BTR Alliance and RE:UK. It features 150+ terms, along with definitions, categories, data types, units/formulas, and sources.
