Renters’ Rights Bill ARL Roundtable event and all you need to know

With the Renters’ Rights Bill entering its final stages, the ARL’s North West Hub hosted an invitation-only roundtable last week on the practical implementation of the Renters’ Rights Bill, the challenges faced, and how different operators are navigating them.

Kindly hosted by Shoosmiths, the session brought together representatives from leading BTR operators including Moda, urbanbubble, Grainger, Placefirst, CDL, Packaged Living, Ascend Properties, and Vita Group.

The group explored the realities of compliance across several key areas:

  • Accommodating pets safely alongside other residents
  • Tracking Section 13 rent reviews and managing the rent appeals process
  • Navigating the ban on rent-in-advance payments while managing risk
  • Adapting to rolling tenancies and potential implications for tenant churn

Despite these operational challenges, there was strong consensus that professional BTR operators are well-positioned for growth in the post-Renters’ Rights Bill landscape, as tenants increasingly choose higher standards of renting.
